Based on these Conditions of Satisfaction we can begin to work with a designer to provide a space program that fits your needs.

One of the most important decisions that you have is “who will design your project”. We can provide you with recommendations and prepare a Request For Proposal (RFP) to ensure that only the most qualified firm will have the opportunity to work with you on the design. We will prepare the RFP, manage the RFP process and provide an assessment of the submitted proposals.

If you decide you want to move forward with a design-build format We can provide you with recommendations and prepare a Request for Proposal (RFP) to ensure that you find a Design-Build contractor that will not only build exactly what you need but also provide you with an appropriate design team. During the design phase, many decisions are required to be made. We administer oversight and risk mitigation during this imperative time and provide you with design decision assistance. By keeping a close eye on the design through its inception we can ensure value-driven design options, maintaining your Conditions of Satisfaction while driving efficiencies and cost down.

One of the key identifiers of a successful project is schedule. A schedule cannot just be created and implemented, it needs to be managed. We will provide a preliminary schedule at the onset of the project to provide an overall view of the timeline. As team members are added to we will work with the design team and the contractor to create an accurate schedule that can be tracked and managed throughout the phases to ensure timely delivery of your project.

We will prepare the permit application, work with all of the consultants and contractors to compile the required documentation including the drawings, specifications, permit application, and General Commitment to Review forms. Once the permit application has been submitted we will work with the city to provide all required additional information that is asked for. Where issues arise we will work with the regulatory authorities to assure a timely and smooth process.

One of the last stages before getting to the construction of your project is to find a contractor that is going to build it. Many factors come in to play when choosing the contractor that you’re going to trust with the construction of your project – their experience in your type of project, the personnel that will be on your project, any value adds that they bring to the table, and of course, the price that they’re going to provide you on your project. We will put together a Request for Proposal (RFP) to help you select the best contractor for your project. We will prepare the RFP, manage the RFP process and provide an assessment of the submitted proposals.

Once the Request for Proposal process has been completed the next step is to ink the deal. We will assist in the preparation of the contract documents. During this process, it is imperative that you are comfortable with the terms of the contract, and as a part of that, it is important that you receive your own legal advice. We will work with your lawyer or risk assessment personnel to draft the contract to incorporate any supplementary conditions required to ensure acceptability on all sides.

During construction, we will be your eyes, ears, and voice on site to confirm that all construction is continuing on-time, on-budget, and to superior quality. We will attend site weekly and will attend bi-weekly construction site meetings. Throughout construction, there will be questions that arise, decisions that need to be made, change orders that need to be reviewed & confirmed, and payment applications that need to be reviewed. We will provide you with bi-weekly updates and meet with you as required. As construction approaches completion we will work with the contractor and subcontractors to arrange for appropriate training for all facility systems and will coordinate with the contractor and consultants to confirm the complete compilation of the operations and maintenance manuals for handover. A project closeout meeting will be conducted between all consultants, contractors, and yourself to complete the handover process.
